Covid-19 Safe Workplace Practices & Resources for Renters


Effective March 23rd 2020, we are asking all payments to be made in one of the following ways: 


By mail. Simple, easy and pretty safe for us all.  Electronically. If you have a bank account, you should be able to set up direct bill payments. Completely eliminates all contact. If you need help setting up one of these options let us know. We are here to help. Our office is open but we still can only allow one masked person in at a time and ask any visits are planned in advance. 


Tenants impacted by Covid-19. Please contact us if you need an extension to pay your rent if, for example, you are waiting for unemployment benefits to come in. Beginning August 1, 2021, we will resume charging late fees. If you have an extreme circumstance of hardship, please reach out to us for assistance. Rentals, Showings, Open Houses

We have resumed showings units while still occupied on a case by case basis. For tenants with underlining conditions and health concerns showings can be deferred or done virtually until they have moved out. Open houses will only be held at vacant listings and we abide by Rhode Island Realtors guidelines of maximum occupancy of 1 person per 100 sf. Masks are a must always while indoors.

We are licensed and experienced to assist with sales or buying of both residential and commercial properties. From investors eyeballing a complete rehab to helping you find your first home to listing a property for sale, we have the track record.
Property Management:
We manage individual homes or condos, larger residential income properties, mixed use or commercial buildings as well as condominium associations. Services and fees may be custom fit to your particular needs.                                     
We are happy just to rent either your residential or commercial unit. This service will cover advertisement, showings, screenings, lease preparation and moving the tenant in.                                                                                                                    
President Rani Vails created Divine Investments in 2001 as both her development and property management took off. Her development back ground lends a level hand and mind to evaluating and assessing a property’s maintenance needs which is an asset to both property management and brokerage clients. Rani has also been a broker since 2006 and excels in working with buyer clients seeking to purchase either investments or a new home. She is a recipient of the 2011, 2013 and 2014 Five Star Broker Award. Her first development project was a condo conversion in the Promenade neighborhood behind the Providence Place Mall. Her latest projects include many foreclosure rehabs that have gone on to become family friendly and affordable housing units in fragile Providence neighborhoods.

You are not alone if you have noticed that the typical 4% annual increase in your home owner’s insurance is a thing of the past. Some are thankful just to have a policy. With increasing volatility of extreme weather related property loses, the insurance market has been reeling and the vast majority of us have been paying. Time will tell if extreme weather will become increasingly the norm. And, if it does, how will the insurance market react? In Florida private insurance companies are mitigating loses by closing shop and the state sponsored insurance has become the biggest carrier. This translates into higher costs for home owners and/ or greater risk as more homeowners opt to forgo insurance altogether. Again, this burden will disproportionately affect middle and lower classes as homeownership becomes elusive in its affordability or even practicality. Although I am not a big advocate of increasing government involvement, this is an area homeowners should get assistance.

"My husband was transferred out of state so we hired property manager (No. 1) who found us a tenant.
After a while, the tenant stopped paying her rent and property manager No. 1, was not to be found.
We hired property manager (No.2) who found us a tenant but said our house needed a lot of work.
